  • 86 St. Thomas Way, Tiburon: A Home Reflecting a Neighborhood’s Evolution by David Papera

For 86 St. Thomas Way, I learned that it was built during a transitional period in Tiburon’s residential development. At that time, many homes in the area were still traditional in style, but this property embraced open-concept layouts, abundant natural light, and a stronger connection to the surrounding landscape.

The home’s design allows future owners to add outdoor living features, landscaping, or sustainable upgrades without compromising the original architecture. This adaptability ensures that the residence remains functional, elegant, and relevant as trends and homeowner needs evolve.

During this period, Spanish and Italian villa styles were still popular in Tiburon and Belvedere. 86 St. Thomas Way represents a move beyond those trends, favoring a streamlined, modern, and environmentally-conscious design that harmonizes with the neighborhood while standing the test of time.

The key takeaway is that thoughtful planning and quality construction endure far better than homes tied to fleeting trends. 86 St. Thomas Way continues to exemplify lasting design integrity, adaptability, and upscale Tiburon living.

  • 138 & 189 Gilmartin Drive, Tiburon: Homes That Defined a Neighborhood’s Architectural Shift by David Papera

For 138 and 189 Gilmartin Drive, I learned that these homes were built during a transitional period in Tiburon’s residential development. At that time, the neighborhood was moving away from very traditional home styles toward more modern, streamlined designs that better blended with the natural surroundings. These homes reflect that pivotal shift, embracing light-filled interiors, open floor plans, and a stronger connection between indoor and outdoor spaces.

Both properties were thoughtfully designed to allow future owners the flexibility to add outdoor features, landscaping, solar systems, or other enhancements without compromising the original architecture. This adaptability ensures that the homes remain functional, elegant, and relevant decades after construction.

This period in Tiburon and Belvedere was notable because many homeowners still favored Spanish or Italian villa styles. 138 and 189 Gilmartin Drive represent a move beyond those trends, prioritizing modern, environmentally-conscious, and harmonious designs that stand the test of time.

The key takeaway is that well-planned architecture and quality construction endure far better than homes built strictly according to short-lived trends. These two properties continue to exemplify thoughtful design, lasting value, and adaptability in Tiburon’s upscale real estate market.

  • Hank Bruce Architects of Belvedere: Crafting Coastal Elegance

Great architecture is always a collaboration between vision and craft, between design and the people who make it real. Hank Bruce Architects of Belvedere embody this spirit with projects that capture the essence of coastal living: homes designed for light, space, and a seamless connection to the sea.

But architecture is only the first step. The beauty of these homes would not exist without the contractors, builders, and tradespeople whose craftsmanship transforms blueprints into reality. From stone masons and carpenters to detail-oriented finishers, each hand that touches the project ensures durability, livability, and elegance.

Together, this partnership of design and craft has created residences that stand as landmarks of California coastal architecture timeless, functional, and deeply rooted in their setting. Belvedere’s waterfront, with its sweeping views and refined neighborhoods, provides the perfect canvas for Hank Bruce Architects and the skilled teams who bring their vision to life.

For those who admire the blend of artistry and precision in architecture, these homes are more than just structures they are living works of coastal design, built through dedication, creativity, and craftsmanship.

  • Carmel-by-the-Sea: Coastal Charm and Architectural Legacy

Carmel-by-the-Sea is a destination where romance, artistry, and coastal beauty meet. With white-sand beaches, wind-shaped cypress trees, and storybook cottages hidden along garden-lined lanes, this charming town has inspired writers, artists, and architects for more than a century.

Beyond its galleries and boutiques, Carmel is a showcase of coastal architecture. Among those who shaped its character is John Matthams, a designer known for European-inspired homes throughout Pebble Beach and Carmel. Using natural stone, wood, and tile, Matthams crafted residences that feel both timeless and deeply connected to the land and sea.

One of his most notable works is Otter Cove, a Normandy-style estate on Pebble Beach’s 17-Mile Drive. Featured in Architectural Digest, the 1997 home blends old-world design with modern luxury—turrets, pitched roofs, and handcrafted details set dramatically against the Pacific. His work also reached beyond the coast, including a refined residence at 14 Upper Ames Avenue in Ross, California, highlighting his versatility and attention to livable detail.

Carmel itself provides the perfect backdrop for Matthams’ vision. From Hugh Comstock’s whimsical cottages to Mediterranean villas and sleek modern builds, the town reflects a tradition of architecture that respects both beauty and environment. Homes remain modest in scale, often tucked behind gardens, designed to preserve the natural charm that draws visitors from around the world.

For travelers, Carmel is more than a seaside escape. It is a living gallery of architecture and artistry—where a stroll through its streets reveals how design and nature can exist in perfect harmony. From Pebble Beach estates to Carmel’s fairy-tale cottages, the Monterey Peninsula continues to embody the elegance and romance of coastal living.

  • Letter of Appreciation- Paradise Cay, Tiburon Development

As the developer behind 13 new homes in Paradise Cay, Tiburon, California, around the year 2000, I am reflecting with deep appreciation on the journey and transformation of this remarkable neighborhood.

    Honoring the Architects

Richard Hunt of Hunt Hale Jones Associates AIA, based in San Francisco, and his talented team were the architects for 11 out of these 13 homes. Their professionalism, vision, and commitment to quality set a new standard for residential living in Paradise Cay. The firm, with roots going back to 1993, is recognized for its leadership in planning and architectural services, particularly for luxury and neighborhood residential projects.

Additionally, Hank Bruce, Architect, was responsible for the design of 233 Jamaica in Paradise Cay. His boutique firm, based in Belvedere Tiburon, specializes in residential architecture and has served the local community since 1973.

    A Market Transformed

At the time, it was far from certain the market could absorb 13 new, high-end homes in Paradise Cay. Thanks to the tireless efforts of all involved-architects, real estate professionals, and support teams-the community emerged as one of Marin’s most desirable waterfront enclaves. Today, these homes continue to command top dollar, reflecting both the appeal of the neighborhood and the high quality we set out to deliver.

    Real Estate Champions

Key realtors, including Olivia Hsu Decker, Bill Bullock, and Lydia Sarkissian, brought expertise, energy, and commitment to the sales effort, ensuring the success of the development. Their belief in Paradise Cay’s potential helped turn a bold vision into reality.

    Looking Back and Forward

What was once considered a bold bet is now a thriving, highly valued waterfront community. Paradise Cay has evolved dramatically; its distinct nautical lifestyle, private docks, and water views have drawn a new generation of residents and families seeking a unique Marin County experience.

    Gratitude

This letter is a heartfelt thank you to everyone who believed in Paradise Cay when few others did. To the architects, real estate professionals, tradespeople, and the early residents: your dedication transformed a neighborhood and set a benchmark for quality and vision in waterfront living.

  • David Papera and The Delta 9 Global Corporation: A Visionary Partnership Bridging the US and Vietnam

by Tri Nguyen, Owner, The Delta 9 Global Corporation

For over nearly a decade, I have known and collaborated with David Papera, whose integrity, absolute ability, and expertise in real estate development are widely respected on both coasts of the United States. As the founder of The Delta 9 Global Corporation, a San Francisco Bay Area-based investment group specializing in international opportunities ranging from land acquisition, mining projects, and resource development—including cross-border financing—here is my brief story.

    My Story

I was adopted by an American family in Oregon. I was a tough kid with a gun in my hand at a young age and ended up in a boat floating to the United States, wondering if I would live hour to hour. I have a testimonial of endurance, faith, and a love for the United States. I deeply appreciate what this country has done for me and feel a strong calling to give back.

As a man of Vietnamese descent, I love and honor my Vietnamese heritage while being proud to be an American. I am forever grateful to my adopted family in Oregon for their love and guidance, and I carry with me the values of both cultures in my life and work. Above all, I hold a profound love for the Lord, Jesus our Saviour.

    Ventures in Vietnam

Our enduring friendship has inspired exciting new ventures, specifically in Ho Chi Minh City and other parts of Vietnam that are ideal for eco-resorts and coastal living timeshares. Together, we are developing communities that embody sustainability, luxury, and access to what we feel is God’s gift through nature to all mankind’s strong sense of place. These initiatives are designed not only to meet the highest standards of environmental stewardship but to inspire new models of community living, with international collaboration at their core.

Discovering Hidden Gems in the Bay Area

David Papera’s remarkable California developments have always impressed me, realizing he was bound—if not placed—in a particular environment. After careful reflection, I learned that David developed 8 Egret in Mill Valley, California. My research revealed numerous properties in Montecito, California, and multi-family San Francisco high-rise projects. It is a testament to his far-reaching talent that his craftsmanship graces not only Tiburon and other well-known areas but also unexpected pockets of the Bay Area, like this Mill Valley residence. I had previously associated David’s primary work with Tiburon, yet my recent discovery further confirmed the breadth of his skill and vision.

    Proven Track Record of Excellence

David’s record of excellence extends far beyond the Bay Area. His developments in Atherton stand out as examples of understated elegance and lasting value, while his projects in Montecito, California, remain benchmarks for innovation and aesthetic refinement within the industry.

Looking Forward: Building Bridges Across Continents

As we look ahead to our collaboration on large-scale, environmentally conscious real estate in Vietnam, I am reminded of the trust, vision, and shared values that underpin our partnership. Our goal is not just to build extraordinary places to live and visit, but to foster stronger economic and cultural bridges between Vietnamese and American communities—fulfilling the mission at the heart of The Delta 9 Global Corporation.

It is energizing to work alongside David Papera and to be part of projects that promise lasting impact, innovation, and respect for both people and planet. As co-founder and owner of The Delta 9 Global Corporation, I will be updating the real estate and adventure travel community on upcoming projects with David Papera. As a brief introduction, there will be two resort projects and the port project in Vietnam. Architects are busy with land planning and design as of this press brief. In a further post, I will provide specific details regarding each project and provide contact information for international real estate professionals. I also encourage those interested in eco-resort development, coastal living timeshares, and cross-cultural business opportunities to follow our journey.
