    As the developer behind 13 new homes in Paradise Cay, Tiburon, California, around the year 2000, I am reflecting with deep appreciation on the journey and transformation of this remarkable neighborhood.

    Honoring the Architects

    Richard Hunt of Hunt Hale Jones Associates AIA, based in San Francisco, and his talented team were the architects for 11 out of these 13 homes. Their professionalism, vision, and commitment to quality set a new standard for residential living in Paradise Cay. The firm, with roots going back to 1993, is recognized for its leadership in planning and architectural services, particularly for luxury and neighborhood residential projects.

    Additionally, Hank Bruce, Architect, was responsible for the design of 233 Jamaica in Paradise Cay. His boutique firm, based in Belvedere Tiburon, specializes in residential architecture and has served the local community since 1973.

    A Market Transformed

    At the time, it was far from certain the market could absorb 13 new, high-end homes in Paradise Cay. Thanks to the tireless efforts of all involved-architects, real estate professionals, and support teams-the community emerged as one of Marin’s most desirable waterfront enclaves. Today, these homes continue to command top dollar, reflecting both the appeal of the neighborhood and the high quality we set out to deliver.

    Key realtors, including Olivia Hsu Decker, Bill Bullock, and Lydia Sarkissian, brought expertise, energy, and commitment to the sales effort, ensuring the success of the development. Their belief in Paradise Cay’s potential helped turn a bold vision into reality.

    What was once considered a bold bet is now a thriving, highly valued waterfront community. Paradise Cay has evolved dramatically; its distinct nautical lifestyle, private docks, and water views have drawn a new generation of residents and families seeking a unique Marin County experience.

  • David Papera and The Delta 9 Global Corporation: A Visionary Partnership Bridging the US and Vietnam

    For over nearly a decade, I have known and collaborated with David Papera, whose integrity, absolute ability, and expertise in real estate development are widely respected on both coasts of the United States. As the founder of The Delta 9 Global Corporation, a San Francisco Bay Area-based investment group specializing in international opportunities ranging from land acquisition, mining projects, and resource development—including cross-border financing—here is my brief story.

    My Story

    I was adopted by an American family in Oregon. I was a tough kid with a gun in my hand at a young age and ended up in a boat floating to the United States, wondering if I would live hour to hour. I have a testimonial of endurance, faith, and a love for the United States. I deeply appreciate what this country has done for me and feel a strong calling to give back.

    As a man of Vietnamese descent, I love and honor my Vietnamese heritage while being proud to be an American. I am forever grateful to my adopted family in Oregon for their love and guidance, and I carry with me the values of both cultures in my life and work. Above all, I hold a profound love for the Lord, Jesus our Saviour.

    Ventures in Vietnam

    Our enduring friendship has inspired exciting new ventures, specifically in Ho Chi Minh City and other parts of Vietnam that are ideal for eco-resorts and coastal living timeshares. Together, we are developing communities that embody sustainability, luxury, and access to what we feel is God’s gift through nature to all mankind’s strong sense of place. These initiatives are designed not only to meet the highest standards of environmental stewardship but to inspire new models of community living, with international collaboration at their core.

    Discovering Hidden Gems in the Bay Area

    David Papera’s remarkable California developments have always impressed me, realizing he was bound—if not placed—in a particular environment. After careful reflection, I learned that David developed 8 Egret in Mill Valley, California. My research revealed numerous properties in Montecito, California, and multi-family San Francisco high-rise projects. It is a testament to his far-reaching talent that his craftsmanship graces not only Tiburon and other well-known areas but also unexpected pockets of the Bay Area, like this Mill Valley residence. I had previously associated David’s primary work with Tiburon, yet my recent discovery further confirmed the breadth of his skill and vision.

    David’s record of excellence extends far beyond the Bay Area. His developments in Atherton stand out as examples of understated elegance and lasting value, while his projects in Montecito, California, remain benchmarks for innovation and aesthetic refinement within the industry.

    As we look ahead to our collaboration on large-scale, environmentally conscious real estate in Vietnam, I am reminded of the trust, vision, and shared values that underpin our partnership. Our goal is not just to build extraordinary places to live and visit, but to foster stronger economic and cultural bridges between Vietnamese and American communities—fulfilling the mission at the heart of The Delta 9 Global Corporation.

    It is energizing to work alongside David Papera and to be part of projects that promise lasting impact, innovation, and respect for both people and planet. As co-founder and owner of The Delta 9 Global Corporation, I will be updating the real estate and adventure travel community on upcoming projects with David Papera. As a brief introduction, there will be two resort projects and the port project in Vietnam. Architects are busy with land planning and design as of this press brief. In a further post, I will provide specific details regarding each project and provide contact information for international real estate professionals. I also encourage those interested in eco-resort development, coastal living timeshares, and cross-cultural business opportunities to follow our journey.
