    The Art of Turning Challenges into Foundations

    Development has always been more than a business to me—it’s a form of problem-solving. Every property carries its own unique story, and for me, few have been as memorable as Paradise Cay in Tiburon, California, where I developed thirteen homes overlooking the bay.

    The project taught me invaluable lessons about collaboration, resilience, and the quiet brilliance of those who work behind the scenes—architects, engineers, and craftsmen whose combined expertise shapes lasting communities.

    Collaboration with a Visionary Architect

    Over the years, I’ve had the privilege of working alongside Don Henderson, founder of The Henderson Companies and a long-standing architect affiliated with UC Berkeley. Don and I have shared decades of stories about the unpredictable nature of development—the wins, the setbacks, and the constant balancing act between vision and practicality.

    Don’s philosophy mirrors my own: don’t take the challenges too seriously, but take the solutions seriously. Approach each obstacle as an opportunity to build smarter, not just bigger.

    Solving for Settlement: Engineering Excellence

    It was during one of our conversations that Don reminded me of an unsung hero behind the Paradise Cay project—Mohamad Saber, the structural engineer responsible for designing the foundation system that stabilized all thirteen homes.

    Paradise Cay, as many know, was built on bay fill, a notoriously unstable substrate that can lead to long-term settlement and structural movement. Mohamad devised an innovative foundation system that addressed those conditions head-on, setting a precedent that would later be adopted by other waterfront developers in Marin County.

    At the time, I hadn’t realized just how impactful that engineering decision was until Don shared the broader story with me. It was a humbling reminder that success in development often depends on the quiet genius of others.

    A Glimpse into History

    Another close friend, Douglas Tiffany, gave me historical context that deepened my appreciation for the site. Doug was only eighteen years old in the 1950s when he joined the original survey team that mapped out what would become Paradise Cay.

    He described how much cut and fill went into shaping the land—transforming marshy tidal flats into a community that today stands as one of Tiburon’s most desirable waterfront enclaves. Hearing that history firsthand gave me a renewed respect for the engineers and surveyors whose early groundwork made future development possible.

    Looking back, what I love most about being a developer isn’t simply completing projects—it’s working with people who bring a vision to life. Architects who turn ideas into form, engineers who turn complexity into strength, and subcontractors who execute with precision and pride.

    For over nearly a decade, I have known and collaborated with David Papera, whose integrity, absolute ability, and expertise in real estate development are widely respected on both coasts of the United States. As the founder of The Delta 9 Global Corporation, a San Francisco Bay Area-based investment group specializing in international opportunities ranging from land acquisition, mining projects, and resource development—including cross-border financing—here is my brief story.

    My Story

    I was adopted by an American family in Oregon. I was a tough kid with a gun in my hand at a young age and ended up in a boat floating to the United States, wondering if I would live hour to hour. I have a testimonial of endurance, faith, and a love for the United States. I deeply appreciate what this country has done for me and feel a strong calling to give back.

Together, we are developing communities that embody sustainability, luxury, and access to what we feel is God’s gift through nature to all mankind’s strong sense of place. These initiatives are designed not only to meet the highest standards of environmental stewardship but to inspire new models of community living, with international collaboration at their core.

After careful reflection, I learned that David developed 8 Egret in Mill Valley, California. My research revealed numerous properties in Montecito, California, and multi-family San Francisco high-rise projects. It is a testament to his far-reaching talent that his craftsmanship graces not only Tiburon and other well-known areas but also unexpected pockets of the Bay Area, like this Mill Valley residence. I had previously associated David’s primary work with Tiburon, yet my recent discovery further confirmed the breadth of his skill and vision.
